Metal Roofing

Energy-efficient, long-lasting, and surprisingly versatile

Installed Cost

$14–$24/ sq ft

Lifespan

40–70 years

Overview

Metal roofing has shed its utilitarian image and is now a premium choice for both modern and traditional San Diego homes. Standing seam steel or aluminum panels offer a sleek, architectural look, while metal shingles can convincingly replicate the appearance of tile, wood shake, or slate at a fraction of the weight. Metal is one of the most energy-efficient roofing options available — cool-roof coatings reflect solar radiation, reducing attic temperatures and cutting air conditioning costs. At 40–70 years of expected lifespan, a metal roof is often the last roof a homeowner will ever install.

Pros & Cons

The honest trade-offs for metal roofing roofing.

Advantages

  • Exceptional lifespan — often outlasts the structure it covers
  • Highly energy-efficient with cool-roof coating options
  • Lightweight relative to tile — minimal structural upgrades needed
  • 100% recyclable at end of life
  • Class A fire rating across most panel and shingle systems
  • Handles high winds well — standing seam systems rated to 140+ mph

Disadvantages

  • Higher upfront cost than asphalt shingles
  • Expansion and contraction can cause noise or fastener loosening over time if improperly installed
  • Dents from hail or falling debris on softer aluminum panels
  • Fewer local installers with standing seam expertise vs. tile or asphalt
  • Oil canning (waviness) on flat panels is an aesthetic concern for some

San Diego Climate Suitability

Excellent for San Diego's climate. The intense solar radiation in inland valleys makes cool-roof metal panels particularly effective at reducing cooling loads. Coastal properties benefit from aluminum or Galvalume steel systems that resist salt-air corrosion — avoid bare galvanized steel within a mile of the ocean. Metal roofs shed the occasional heavy rain quickly and handle Santa Ana wind events well when properly fastened. In WUI zones, metal's Class A rating satisfies Cal Fire and most HOA requirements.

Metal Roofing Subtypes

Different varieties of metal roofing — each with its own cost and performance profile.

Standing Seam

Vertical metal panels with raised interlocking seams running the length of the roof. No exposed fasteners, making it the most watertight and durable metal option. Preferred for modern, contemporary, and clean-lined homes. The premium choice within the metal category — higher installed cost but exceptional weather performance and longevity.

Metal Shingles

Steel or aluminum panels stamped to resemble traditional shingles, wood shake, or even tile. More affordable to install than standing seam and compatible with more installers. A good middle-ground option for homeowners who want metal durability but prefer a more traditional roof profile.

Corrugated Metal

The classic ribbed metal panel often seen on agricultural buildings and modern farmhouse-style homes. Very cost-effective and durable, though exposed fasteners require periodic inspection and re-tightening. Growing in popularity for contemporary and industrial-aesthetic residential projects in San Diego.

Maintenance Requirements

Metal roofing is the lowest-maintenance option available. Inspect annually for loose fasteners on exposed-fastener systems and clean debris from valleys. Touch up any scratched or chipped paint to prevent rust on steel systems. Gutters should be cleared twice a year. Expect to re-coat or repaint the surface around year 25–30 if appearance is a priority, but the structural integrity of the panels will remain sound.
