Overview

Tile roofing is synonymous with Southern California architecture, and for good reason: it pairs beautifully with the Spanish Colonial, Mediterranean, and Mission Revival homes that define the region. Clay and concrete tiles are exceptionally durable, naturally fire-resistant (Class A rated), and capable of lasting 40–50 years or more with minimal upkeep. The thermal mass of a tile roof also helps moderate attic temperatures, which can lower cooling loads during San Diego's warmer months.

San Diego Climate Suitability

Tile is arguably the best roofing material for the San Diego climate. The dry heat is ideal — tiles do not warp, rot, or lose granules. The natural air gap beneath barrel tiles provides passive ventilation that keeps attics cooler in summer. Coastal salt air has virtually no effect on clay or concrete tile. A key note for inland and East County areas: tile's Class A fire rating can satisfy HOA and Cal Fire requirements in WUI zones where other materials are restricted.

Tile Roofing Subtypes

Clay Tile

Fired from natural clay, these tiles have been used on roofs for centuries. They are lighter than concrete tile, offer superior UV and salt-air resistance, and can carry manufacturer warranties of 50+ years. The rich terra cotta color deepens over time. Higher cost than concrete but considered the premium option for authentic SoCal architecture.

Concrete Tile

A more affordable alternative to clay, concrete tiles are made from Portland cement, sand, and water. They are heavier than clay tiles and can absorb more moisture, which may require periodic sealing in wetter climates. Available in a wider range of profiles and colors, including flat, low-profile, and S-curve styles. The workhorse choice for new tract homes in San Diego County.

Maintenance Requirements

Tile itself is low maintenance, but the underlayment beneath it has a shorter lifespan (20–30 years). Plan for an underlayment re-felt around year 20–25 — tiles are removed, new felt or synthetic underlayment is installed, and tiles are re-set. Inspect biannually for cracked or slipped tiles, especially after heavy winds. Keep valleys and gutters free of debris.
